Phase I Environmental Site Assessments
Whether you are a lender, realtor, developer, or property owner, in today’s business world one must be aware of environmental issues that affect the bottom line. By identifying recognized environmental conditions, you can more effectively reduce your future liability, investigation and clean-up costs, and subsequently, your overall financial risk. A Phase I Environmental Site Assessment (ESA) is the due diligence industry standard for commercial property transfers. The purpose of a Phase I ESA is to provide a comprehensive evaluation of the given parcel of commercial real estate with respect to a wide range of contaminants and petroleum products. As such, this practice is intended to satisfy one of the requirements for users to qualify for landowner liability protection.
Phase II Environmental Site Assessments
If contamination is suspected to have adversely affected your subject property, or potentially threatens your property from a neighboring site, a Phase II ESA (ASTM Standard E1903-97) may be necessary to verify whether or not impact has occurred. Phase II investigations involve the sampling of at least one type of environmental media (soil, ground water, surface water, sediment, etc.). A Phase II ESA gives you the peace of mind knowing if a recognized environmental condition has negatively impacted the property in question and is the basis for determining if further investigation is warranted. EGS’ professional geologists are experts at developing practical scopes of work for Phase II Investigations.
You want your Phase II consultant to work smart for you, and that is what we do BEST!
